Malaga Real Estate Market Achieves Record February Sales

Malaga’s real estate market continues to show impressive growth in 2025, with February recording the highest number of new home sales since 2013. A total of 3,165 homes were sold in the province that month, representing a 26.34% increase compared to February 2024. This growth significantly outpaces the national average of 13.9% for Spain.

New home sales saw a particularly strong rise, with transactions increasing by over 70%, reaching 1,184 units in February 2025. This marks the highest figure for new home sales in the province for this month since 2013. In contrast, Spain’s overall new home sales grew by just 21%, highlighting Malaga’s outperformance in this sector.

While second-hand homes still account for the majority of transactions, with nearly 2,000 sales in February, they also experienced a 9.2% year-on-year increase. In terms of overall property sales, Malaga ranks fifth in Spain, ahead of regions such as Castilla-La Mancha and Castilla y León.

Notably, when it comes to new homes, Malaga ranks third in Spain, only behind Madrid and Barcelona, and ahead of Alicante and Valencia. Within Andalucía, Malaga has the most dynamic real estate market, surpassing Seville and other provinces in the region.

Overall, Spain saw 59,682 property sales in February 2025, the highest February figure since 2007. While Malaga’s total sales were slightly lower than the 3,451 recorded in February 2022, the province’s performance remains robust, with strong growth in both new and second-hand homes.

In summary, Malaga’s real estate market continues to thrive, driven by a significant increase in new home sales and strong overall growth, making it one of the top-performing regions in Spain.
