Marbella property prices surpass €800,000 for the first time

Marbella’s residential property market has reached a new milestone, with the average transaction value surpassing €800,000 for the first time. According to data from Spain’s Notarial Statistics Portal, the average value of homes sold during the first five months of 2026 reached €803,522.
The increase has been remarkable in recent years. The average transaction value has risen from €580,969 in 2022 to €663,933 in 2023, €704,691 in 2024 and €736,936 in 2025. This represents growth of approximately 38% since 2022.
Prices per square metre are also reaching new highs. During the first five months of 2026, Marbella recorded an average of €4,894 per m², compared with €4,425 in 2025 and €3,649 in 2023.
Importantly, the growth is extending beyond Marbella’s traditionally ultra-prime locations. San Pedro Alcántara has experienced particularly strong appreciation, with the average transaction value increasing from €511,260 in 2024 to €714,050 in 2026.
At the same time, transaction volumes are slowing. Marbella registered 1,483 residential sales between January and May 2026, and if the current pace continues, annual transactions could fall to their lowest level in a decade, excluding the pandemic year.
The figures highlight an increasingly distinctive Marbella market: fewer properties are changing hands, but those that do are selling at significantly higher values, reinforcing the area’s position as one of Spain’s strongest and most valuable residential property markets.
